Melville Legal Solutions is proud to announce our new Residential Property Management services, tailored specifically for small landlords.  With a deep understanding of the unique challenges faced by landlords, we aim to provide comprehensive solutions to make property management seamless, compliant, and stress-free.

Our Offerings

Tenant Management

  • Screening and vetting potential tenants, including background and credit checks .

  • Drafting and reviewing lease agreements.

  • Addressing tenant inquiries, concerns, and requests in a timely manner.

  • Managing terminations.

Legal Compliance and Documentation

  • Advising landlords on local housing regulations and compliance requirements.

  • Preparing and serving necessary legal notices (e.g., N12, N4, etc.).

  • Representing landlords in disputes or hearings, if required.

Rent Collection and Financial Oversight

  • Collecting and processing rent payments.

  • Managing last month rent and key deposits (if applicable) and adhering to legal requirements.

  • Providing detailed financial reporting and tax documentation.

Property Maintenance Coordination

  • Scheduling and supervising repairs, maintenance, and inspections.

  • Establishing relationships with trusted contractors and service providers.

  • Conducting regular property inspections to ensure upkeep and tenant satisfaction.

Vacancy Management

  • Marketing vacant units through listings and showings.

  • Advising on market rental rates to maximize return on investment.

  • Ensuring a smooth transition between tenants, including move-in and move-out inspections.

Fee Structure

Melville Legal Solutions offers transparent and competitive pricing with options to suit various needs:

  • Full-Service Management: Starting at 8% of monthly rental income.  For landlords opting for this service, all fees related to Landlord and Tenant Board matters (excluding filing fees, or disbursements/hard costs) will be waived.  Hearing representation will be charged at a reduced flat fee per appearance per day.

  • Tenant Placement Services: Flat fee of $500 per tenant, including marketing, showings, and lease signing.

  • Credit and Background Checks: $35 per tenant.

  • Legal Notice Preparation: $150 per notice plus filing fee if full-service management is not chosen.

  • Vacancy Management Only: $250 per month during vacant periods.

  • Maintenance Coordination Only: 5% of total maintenance costs, with a minimum fee of $100 per service.

  • Customized Plans: Available upon request to suit individual needs and preferences.
